Air Conditioning Maintenance in a Rental Property

Are you looking to buy a property to rent it out? If so, you will want to read this article which will give you a few pointers on how to save money on your air conditioning costs. Not the cost to run it that is, but repair and replacement costs.

The first thing to do when you purchase the property is to have the air conditioning system thoroughly inspected by an air conditioning company. The "property inspection" that was done as part of the purchase contract will give you some indication of the health of the air conditioning system. However, home inspection are normally performed by a property inspector who have a general knowledge of air conditioning, but no formal training as air conditioning technicians.

This inspection of the unit performed by an A/C technician will help you determine the health of the unit, how much maintenance it should receive and possible problems you might encounter in the future.

The second most important thing is to get the unit on a maintenance contract. If your tenants forget to inform you of a leak, and the air handler is located on the second floor of the rental, you could quickly end up with water damage on the ceiling downstairs, even if the leak is small. Regular maintenance of the unit also helps in preventing breakdowns by catching problems early on.

Another advantage of periodic maintenance of the air conditioning unit is to get an idea of how often your tenants are changing the air conditioning filter. If they are forgetting to change it on schedule, you will be able to identify that problem and remind them.

Finally, another advantage to having the air conditioning unit in your rental property maintained on a regular basis is to show the tenants that you care about the quality of the air they breathe, which in turn will give them more incentive to properly maintain your property.
